Who we are
Uniikki Ventures Oy is a Levi-based advisory and property services company. We support international buyers and owners at each stage of buying and owning a home in Levi, alongside a network of Finnish lawyers, accountants, banks, surveyors and builders.

For the buyer: buying personally or through a Finnish Oy, bank introductions, building rights and building control questions, and a realistic month-by-month rental model.

For the buyer: lawyer and bank coordination, video walkthroughs when they can't travel, and answers in English and in writing.
For you: fewer questions, and fewer late collapses.

For the buyer: utilities and insurance, snow clearance, renovation, letting and home care.
For you: no after-sale calls, and a satisfied owner who recommends you.

Viewing & Consultation
When you have an international enquiry, you can introduce the buyer to us as an independent adviser. We attend the viewing with or for them, in person or by video: a fixed two-hour session on the property, practicalities, running costs, letting and buying from abroad, with a written summary. Who pays us: the buyer, a fixed €370 incl. VAT, credited if they take further advice.

Full buyer advice
Buyers who want more take our Buyer clarity or Full buyer advisory service: checks, modelling, structure, and coordination of their lawyer and bank. The buyer or their lawyer makes the offer to you.
Who pays us: the buyer, fixed fees.

International exposure
Your Levi listings featured on our international channels: the Uniikki website, social media, our international buyer newsletter, Lapland Concierge guests and our travel partners, with English descriptions you can review. Always under your agency's name and contact details, and every enquiry goes straight to you.
Who pays us: nobody. Free, with no commission.

Listing photography & video
Photography and short films that show a Levi home at its best: interiors, exteriors, twilight and drone, edited for Etuovi, Oikotie and international channels. After your free first listing: photography €250 + VAT, video €450 + VAT, or both €595 + VAT per property.
Who pays us: your agency. The first listing is free.

Seller introductions
Owners we look after who decide to sell are introduced to you. Any referral arrangement is agreed in writing and disclosed to the owner.
Who pays us: terms agreed together, in writing.

Handover after completion
We take over the new owner's set-up, renovation, letting, home care and guest concierge, so the after-sale calls stop coming to you.

After the sale: rental support beyond the standard
Many international owners want to let their home, but expect more than a standard short-term rental agency is set up to provide. We fill that gap, working alongside existing rental agencies or as the full service.
The extras owners ask for
Renovation and upgrades, owner errands, winter checks, contractor meetings, and preparing the home for the owner's own visits.
Guest requests beyond a changeover
Transfers, a stocked fridge, private chefs, activities and special occasions, arranged through Lapland Concierge, our guest concierge service in Levi.
Reporting owners expect
Clear monthly statements in English, and one contact for everything.

How an introduction works

You mention us
“Would you like me to introduce you to an independent adviser?” With the buyer's agreement, share their details or give them our link, by email, WhatsApp or the form below.

We agree terms with the buyer
Within one working day, in writing. They are our client from that point.

You arrange the viewing
As usual, in person or by video, and you handle access. We attend for the buyer as their adviser.

We advise the buyer
Anything we need from the seller comes to you once, in writing, in Finnish if you prefer. All price and offer discussions go through you.

You close, we take the handover
The buyer or their lawyer makes the offer to you. From completion, set-up, renovation and letting are ours, so your after-sale calls stop.
Our ground rules
Never your competitor. We never list or sell property, or show a home for a seller.
One side per property. We are never paid by a seller or their agent on a property where we advise a buyer. Free listing exposure doesn't count, and if your agency pays us for photography or video of a property, we won't advise any buyer on it.
Fixed fees only. Our fees are paid by our own clients and never depend on a sale completing. We never take a share of your commission or the sale price.
Everything disclosed. Buyers and owners know who pays us, and for what.
We don't work against you. We never use your introductions to benefit a competing agency.
Refer a buyer
Send us the buyer's details and the property. We'll contact them within one working day and keep you informed at every stage.

Frequently asked questions
Is Uniikki an estate agent?
No. Uniikki Ventures Oy is not a licensed estate agency (LKV) and does not list, sell or broker property. We advise international buyers independently and look after owners after purchase, working alongside Levi's licensed agents.
Do you take a share of the agent's commission?
No. We never take a share of the sale price or the agent's commission. Buyers pay our advisory fees directly, listing exposure on our channels is free, and photography and video are the only services an agency pays for.
What happens to a buyer I refer to Uniikki?
We agree terms with them in writing within one working day, then handle their questions on structure, finance, rental income and building control. You keep the listing, the viewing, price, terms and the sale, and we look after the owner after completion.
Who pays Uniikki?
Our own clients, as fixed fees that never depend on a sale completing: buyers for advice, owners for management, and agencies only for photography or video they order. If an owner we look after decides to sell, any referral arrangement is agreed in writing and disclosed to the owner.
Can a buyer I refer view homes remotely?
Yes. You arrange the viewing as usual, by video if needed, and we attend for the buyer as their adviser, film it and report back. Every question about price, terms and offers goes straight to you.
