Estate agents in Levi: a guide for international buyers
What an LKV is
In Finland, property brokerage is regulated. An estate agency must be registered with the Licensing and Supervisory Agency (Lupa- ja valvontavirasto), and at least half of its agents must hold the LKV qualification (laillistettu kiinteistönvälittäjä, or authorised real estate agent). LKV is a protected title: only people who have passed the Finland Chamber of Commerce exam may use it.
What the seller's agent does, and doesn't do, for a buyer
The agent is usually appointed and paid by the seller. Under the Real Estate Brokerage Act and good brokerage practice, they must also consider the buyer's interests: they have to investigate the property and tell buyers anything they know, or should know, that could affect the decision to buy. But their job is to sell it. They won't typically model your rental income, advise on company structure, or check what a layout change would need from building control.

How to approach Levi agents from abroad

Be specific.
Budget, bedrooms, area, use (own use, letting or both) and timing.

Ask for the documents early.
Property details, energy certificate, building permits and drawings, and for housing companies the property manager's certificate (isännöitsijäntodistus), which the seller orders from the housing company's property manager.

Ask about letting.
Whether the home has been let, and any housing-company rules on short-term letting.

Arrange a viewing.
In person, by video, or with someone you trust on site.

Line up your side.
A lawyer, a bank, and an adviser for tax and structure if you plan to let.

What does LKV mean in Finland?
LKV stands for laillistettu kiinteistönvälittäjä, an authorised real estate agent. It's a protected professional title in Finland, and only people who have passed the national real estate agent exam may use it. Estate agencies must also be registered with the authorities.
Does the seller's estate agent work for me as a buyer?
No. In Finland, the agent is normally appointed and paid by the seller. They must treat buyers fairly and give accurate information, but they work for the seller. Buyers who want independent advice on price, condition, letting and structure usually appoint their own adviser.
Does the buyer pay the estate agent's fee in Finland?
Usually not. In most Finnish property sales, the seller hired the agent and pays the commission. The buyer pays transfer tax, registration fees, often half of the purchase witness fee, and their own advisers.
Do estate agents in Levi speak English?
Many Levi agents work with international buyers and speak English, and some also speak other languages. Contracts and official documents are usually in Finnish, so buyers should have them reviewed or translated before signing.
