Before the viewing
We read the listing and whatever documents the agent can share, such as housing company papers, the land lease and energy details. You get a short list of what to look at closely.

At the property
We walk through the home with you, or with you on camera. We look at the heating, ventilation, sauna, drying room, ski storage, windows and signs of wear. We're thorough and we're honest about what we see.

The practicalities
We cover the distance to the lifts, trails and village, snow clearing and parking, typical running costs, and how well the home would work for short-term rental.

Your questions
Ask us anything, as often as you like. Questions about price or terms go to the agent, and we'll tell you which ones are worth asking.

Written summary
Within two working days you receive a clear summary of what we saw, what stood out, what to check further and whether a building survey is worth commissioning.

Presents the property, arranges access and handles every matter of price and terms.
We advise you, the buyer
We have no stake in the sale and receive nothing from the seller.
One side only
If we already manage or market a property for its owner, we'll tell you straight away and won't advise you on that property.
Wherever you are
In person: we meet you at the property in Levi.
Live video: you join from home while we walk through the property with the agent. We'll show you whatever you ask to see, including the corners a listing photo skips.
Languages: English and Finnish.
One fixed fee, agreed before the viewing
You pay one fixed fee for the two-hour session and the written summary. We confirm it in writing before we book the viewing. There are no extras and nothing depends on whether you buy.
If you continue: your full fee comes off our buyer advice service if you engage us within 30 days.

Frequently asked questions
Can I have an independent adviser at a property viewing in Levi?
Yes. We join viewings with the listing agent, either in person or by live video. The agent presents the property and handles price and terms. We look at it from the buyer's side and give you an honest view of what we see.
Can I view a Levi property remotely?
Yes. We walk through the home on live video while you watch and direct us. You can ask to see any room, cupboard or view. You then get the same written summary as an in-person viewing.
Is a Viewing & Consultation the same as a building survey?
No. It's an informed look at the property's condition, location and practicalities, not a technical inspection. If we see anything that needs a closer look, we'll recommend commissioning a qualified building survey.
Do you work for the seller or the agent?
No. We receive nothing from the seller or the agent. If we already manage or market a property for its owner, we'll tell you and won't advise you on that property.
What happens after the viewing?
You receive a written summary within two working days. If you decide to go further, our buyer advice service covers the purchase process, and your viewing fee comes off it.
