The Full buyer advisory fee depends on the property's complexity, for example a new build versus a plot with a planned build. We confirm it in writing before you start.
How we're paid
By you, and only you. Fixed fees, agreed in a written engagement letter.
Never a share of the price. Our fee doesn't rise if you pay more.
Never paid by the seller's side on a property we advise you on.
Upgrade any time. [CONFIRM POLICY: e.g. the fee already paid is credited when you move up a level.]
Other costs of buying in Finland
Our fees don't include third-party costs. Budget for:
- Transfer tax: 3% of the price for a property (kiinteistö), or 1.5% for housing-company shares [VERIFY]
- Title and mortgage registration fees at the National Land Survey (Maanmittauslaitos) [VERIFY]
- Lawyer's fees for contract review and company matters
- Condition inspection by an independent surveyor
- Company set-up and accounting, if you buy through an Oy
- Bank arrangement fees, if financing
We give you a full cost estimate as part of Buyer clarity and Full buyer advisory.

Book a callFrequently asked questions
Who pays Uniikki's fee when I buy in Levi?
You do. Our buyer advice is paid only by the buyer, at a fixed fee agreed in writing. We never take commission from sellers, and never a share of the purchase price, so our advice isn't influenced by which property you choose or what you pay.
Do you take commission from sellers or agents?
No, not on any property we advise you on. We're independent of the seller's side. Levi estate agents may introduce buyers to us, but the buyer pays our fee and the agent keeps their full commission.
What other costs are there when buying property in Finland?
The main extra cost is transfer tax: 3% for a property, or 1.5% for housing-company shares [VERIFY]. Add title registration, lawyer and survey fees, and company set-up if you buy through an Oy. We estimate all of these for your purchase.
Can I start with Market access and upgrade later?
Yes. Many buyers start with Market access to see what's available, then move to Buyer clarity or Full buyer advisory once they have a shortlist. [CONFIRM: the fee already paid is credited against the higher level.]
