Most like-for-like refurbishments don't need a permit, but changes to wet rooms, heating systems or windows can. We check with Kittilä building control first, and plan work between spring and autumn so the home is ready for winter guests.
Permits and building control
Some changes need a permit from Kittilä building control. Under Finland's Construction Act, in force since January 2025, a single construction permit (rakentamislupa) covers extensions and alterations that affect load-bearing structures, the building envelope such as windows and façades, technical systems, fire or health safety, or the building's use. Like-for-like repairs usually need no permit. We ask building control before work starts and get their answers in writing. We don't assume.

Do I need a permit to add a bedroom to a cabin in Levi?
It depends on the work. Adding a bedroom within the existing floor area usually needs a construction permit if it affects load-bearing structures, windows, escape routes, fire safety or technical systems, and any extension always does. We check your specific plan with Kittilä building control in writing before any work starts.
Can you manage a renovation while I'm abroad?
Yes. That's what we do. We brief designers and builders, handle permits, check work on site and send weekly photo updates in English. You approve the design, quotes and any changes, and never need to be in Levi.
How long does a renovation in Levi take?
Refurbishments and general updates take a few weeks. Projects that need a permit take longer: Kittilä must decide a complete permit application within three months, plus time for design and building. We plan work for spring, summer and autumn so the home is ready and bookable for the winter season.
Will a renovation increase my rental income?
It can, when it adds what guests pay for: more sleeping places, extra bathrooms, a sauna or a hot tub. We estimate the likely effect on rates and occupancy before you commit, so you can compare the cost with the expected return.
